Hortiak, Kings Drive, Caldy, Wirral - Enabling Works

JFW Construction was appointed to carry out extensive enabling and restoration works at Hortiak, a 1907 property located within the Caldy Conservation Area. The project included demolition and removal of a single-storey conservatory and outbuildings, full scaffolding to current regulations, stripping and replacing roof tiles with new rooflights, reconstructing the first-floor balcony roof, rebuilding chimney stacks with new lead DPMs and parapet copings, and replacing a dormer at second-floor level.

Additional works included removing and reapplying new lime render, joinery repairs and strengthening to the timber roof and second floor, installation of new hardwood doors, cast iron rainwater goods, new below-ground drainage and French drains, and coordination with the client’s appointed metal window installers.
